I am extremely disappointed with my experience at X1 Sales & Lettings following the end of my tenancy. When I was issued my tenancy agreement via the Let Alliance portal, the contract showed a start date of 02/04/2025 and an end date written as 01/02/2026. Because my visa and right to rent expire on 10 January 2026, I immediately raised this with the tenancy care manager at the time (James). He confirmed to me in writing that the end date shown on the portal meant 2 January 2026, not 1 February 2026. On the basis of this clarification, I proceeded with the tenancy. Throughout my time at the property, I paid my rent on time every month and had no issues. I gave notice, confirmed in writing that I would be vacating on 2 January 2026, received move-out instructions, completed the move-out form, returned the keys, and vacated the property on that date. Several days later, on 7 January 2026, I was contacted by the credit control team claiming that I owed rent because my tenancy supposedly ended on 1 February 2026. This came as a complete surprise, as at no point prior to this was I informed that my tenancy would run beyond January. I also provided evidence of the earlier email confirmation clarifying the end date, as well as proof that my notice to vacate had been acknowledged. Additionally, in July 2025, the tenancy care team requested passport and right-to-rent information from residents, and my documents clearly showed that my right to rent ended on 10 January 2026. Despite providing all correspondence and evidence, I was later informed that X1 had decided that my tenancy ended in February and that rent was still owed, even though I had already vacated the property and returned possession. I found this handling of the situation extremely distressing and frustrating, especially given that I had acted transparently and responsibly throughout the tenancy and left the property in excellent condition. Based on my experience, I would strongly advise prospective tenants to ensure that tenancy dates and any clarifications are confirmed very clearly and independently documented before proceeding. I would not recommend entering into a tenancy agreement with this company.

This is my first time renting out a studio apartment and my experience till now has been excellent. When I moved in my apartment was very clean and every thing was explained to me very well prior to my move-in. My tenancy care manager Jess has also been very helpful from the start. All-in-All Cheltenham Place can be an excellent choice. Perks: All Utilities Bill are included except Council Tax

I went for a flat viewing in the apartment. When I looked inside, it was absolutely disgusting and not clean at all. It was clear that the tenant was still living there. If you’re going to show potential new renters an apartment, it’s important to be cautious about how it’s presented. Additionally, I had to wait 15 minutes for someone to show me around the apartment, and the person who did was very quiet and didn’t seem to know much about it.
